Gypsum partitions and false ceilings in Dubai: fire, sound, height and repairs

Gypsum partitions and false ceilings divide space and hide services in most Dubai offices, shops and modern homes. They look simple, but they carry fire, acoustic and height rules from the Dubai Building Code, they hide the AC units and valves that need regular maintenance, and they are the first thing to show a leak. This guide explains the rules and how to build, maintain and repair gypsum work so it lasts.

In Dubai, the Dubai Building Code allows gypsum board and similar materials only where the UAE Fire and Life Safety Code also permits them, and requires fire protection products to be tested, certified and approved by Dubai Civil Defence. Where cables, trunking or trays pass through fire-rated walls, partitions or ceilings, the openings must be sealed with an approved fire stopping system. False ceilings must leave the code's minimum clear heights, such as 2.7 m in living and bedroom spaces, 2.5 m in offices and shops and 2.3 m in corridors and toilets, with protrusions allowed below that in no more than 50% of the ceiling if 2.03 m headroom is kept. Partitions must meet the sound insulation standards for each occupancy, such as BS 8233 for offices and Approved Document E for homes.

Updated 17 October 2026. Every rule in this guide links to its official source at the end of the page.

Key facts

  • Fire rules: gypsum board used only where the UAE fire code permits; fire protection products certified and approved by Dubai Civil Defence.
  • Fire stopping: openings where cables and trays pass through fire-rated walls, partitions or ceilings sealed with approved systems.
  • Clear heights: 2.7 m living/bedrooms, 2.5 m offices/shops, 2.3 m corridors/toilets; protrusions in max 50% with 2.03 m headroom.
  • Acoustics: partitions to BS 8233 (offices), Approved Document E (homes), Building Bulletin 93 (schools).
  • Fire-rated rooms: electrical rooms in 2 h enclosures; exit access corridors 1 h where the fire code requires.
  • Leaks: mould guideline clearance below 16% moisture for drywall before closing or repainting.

Why gypsum work has rules

Gypsum partitions and false ceilings are lightweight, quick to build and easy to finish, which is why they are commonly used in Dubai fit-outs. But a partition may be part of a fire-rated escape corridor or a plant room enclosure, a ceiling hides fire stopping, ducts, sprinklers and valves, and both decide how private and quiet a room is. The Dubai Building Code therefore treats gypsum work as part of the building's fire, acoustic and space requirements, and a fit-out that includes it is a modification under the code's Table A.1, to which the code and the UAE Fire and Life Safety Code apply. Power Zone's fit-out guide explains that wider framework.

Materials and fire approval

The code's structural part says that for materials such as aluminium, timber, gypsum board, glass and plastic, the structural requirements of Chapters 23 to 26 of the International Building Code are followed, and that these materials may be used only where also permitted by Sections 2, 4, 6 and 7 of Chapter 1 of the UAE Fire and Life Safety Code. It also requires all proposed fire protection products and systems to be tested and certified by accredited laboratories and approved by Dubai Civil Defence. As guidance, this means a fire-rated partition or ceiling is a tested system, not just a board type: the studs, boards, layers, joints, insulation and fixings must match the certified system for the rating to count.

Fire-rated partitions and ceilings

ElementRequirement
Exit access corridors1 hour fire resistance rated when required by Table 1.11a, Chapter 1 of the UAE fire code (Dubai Building Code B.6.2)
Exit passagewaysFire resistance rating and construction under Table 3.8, Chapter 3 of the UAE fire code
Interior electrical roomsSeparated by a 2 hour fire-rated enclosure; doors opening to the interior 90 minute fire rated without louvres (G.4.4.3)
ShaftsFire resistance rated construction where the fire code requires it, including lift shafts
Other rooms and separationsAs required by the building's fire strategy under the UAE fire code

As guidance, the fire rating of a gypsum partition depends on running it to the right height, usually to the structural slab above rather than stopping at the false ceiling, sealing its head and edges, and fitting fire-rated doors and penetrations. A fire-rated partition that stops at the ceiling, or has unsealed holes for cables and pipes, does not deliver its rating.

Fire stopping around services

The code's electrical sections require that where cable trunking or cable trays penetrate fire-rated floors, walls, partitions or ceilings, the openings remaining after the cables pass must be sealed with an approved fire stopping system in accordance with Section 3, Chapter 1 of the UAE fire code. Its telecommunications rules add that pathways through fire-rated construction must be sealed with approved fire-stopping material, and that fire-stopping must be reinstated whenever cables are installed after the initial fire-stopping works. As guidance, the same discipline applies to pipes and ducts: every new service through a rated gypsum wall or ceiling needs its opening sealed with a compatible tested product, and maintenance teams who add cables later must restore it.

Ceiling heights and false ceiling depth

Section B.5.3 measures clear height from finished floor level to any structural or suspended element or ceiling soffit, so a false ceiling sets the room's clear height:

SpaceMinimum clear height (Table B.4)
Living and bedroom spaces (residential, hotel)2.7 m
Offices; retail shops and showrooms2.5 m
Classrooms; ballrooms and multipurpose halls; prayer rooms2.7 m
Corridors, passageways and lift lobbies2.3 m
Washrooms and toilets; storage and utility2.3 m
Other occupiable spaces; means of egress2.3 m

In no more than 50% of the ceiling area, protruding objects such as bulkheads may extend below the minimum, provided at least 2.03 m headroom from the floor is kept. As guidance, the ceiling void must hold ducts, fan coil units, sprinkler pipes, cable trays and light fittings, so the services should be coordinated on one drawing before the ceiling level is fixed; dropping bulkheads only where large ducts run keeps most of the room at full height.

Sound insulation between rooms

Section H.10 requires the sound insulation of internal floors and partitions to meet the standards in Table H.17 or better: Approved Document E and BS 8233 for residential buildings, BS 8233 and the British Council for Offices' guide for offices, Building Bulletin 93 for schools, and health authority rules for healthcare; hotels follow operator standards or, in their absence, Approved Document E for rooms for residential purposes. The code notes that on-site performance is lower than laboratory figures because of workmanship and flanking transmission through other elements, and requires sound-absorbing surfaces where reverberation must be controlled.

Common cause of poor sound insulation (guidance)Effect
Partition stops at the false ceilingSound passes over the top through the ceiling void
Gaps at head, base or edgesSmall gaps leak a large share of sound
Back-to-back sockets or switchesHoles through both boards with no seal
Unsealed service penetrationsDucts and pipes carry sound between rooms
Single-layer board without insulationLower insulation than a multi-layer, insulated system
Hard surfaces onlyEcho and poor speech clarity in meeting rooms

Access panels for services

Dubai Municipality's indoor air quality guideline requires HVAC components needing maintenance to be readily accessible and replaceable, and supply and return ducts to be accessible for inspection and cleaning. As guidance, a false ceiling should have access panels sized for the job at every fan coil unit, valve, damper, cleanout and junction box, located on the ceiling plan before boarding, and fire-rated where the ceiling is rated. Ceilings without access mean every AC service or leak repair starts by cutting gypsum. Power Zone's duct cleaning guide and AC maintenance guide explain why regular access matters.

Wet areas and moisture-resistant boards

As guidance, bathrooms, kitchens, laundries and areas near AC condensate need moisture-resistant boards, and in showers and wet zones gypsum should be protected by waterproofing and tiles, or replaced by cement-based boards, because standard gypsum softens and grows mould when it stays wet. Dubai Municipality's indoor air quality guideline recommends ventilation in moisture-prone areas such as bathrooms and kitchens, and the Dubai Building Code requires wet area floor finishes to be non-absorbent. Ceilings in wet rooms also need good extraction and moisture-resistant paint, as Power Zone's painting guide explains.

Leaks, stains and water-damaged ceilings

As guidance, a stained or sagging gypsum ceiling is usually the first visible sign of a leak above: a bathroom, a pipe joint, an AC condensate drain or tray, or the roof. The order of repair matters: find and fix the source, let the area dry, check moisture, remove boards that have lost strength, then reinstate, seal stains with a stain-blocking primer and repaint. Dubai Municipality's mould guideline uses moisture content below 16% for wood and drywall as a clearance point after remediation, which is a useful benchmark before closing up. Power Zone's plumbing guide covers leak detection and the waterproofing guide covers roofs and wet areas.

Mould in gypsum

Dubai Municipality's mould guideline lists water damage and hidden mould behind walls and in HVAC systems among the signs to investigate, and classes remediation by affected area: up to 10 square feet, 10 to 100 square feet, and over 100 square feet or HVAC contamination, with professional remediation required at the larger levels. Gypsum's paper facing feeds mould when wet, and the guideline distinguishes salvageable from non-salvageable materials during removal. As guidance, mouldy gypsum is usually cut out and replaced rather than cleaned, with containment to stop spores spreading, as Power Zone's mold removal guide explains.

Cracks, sagging and joints

SymptomLikely cause (guidance)Typical repair
Hairline cracks along jointsJoint tape or compound failure, movement, or quick dryingCut out, re-tape and re-finish joints
Diagonal cracks from corners of openingsStress at door and window cornersReinforce and refinish; check framing
Sagging ceiling boardsWater damage, wrong fixing spacing or overloadingFind the cause; replace or refix boards
Screw popsFraming movement or over-driven fixingsRefix and spot-finish
Cracks between partition and structureDifferential movementFlexible joints or sealant at the junction
Rattling or bouncing partitionsLight framing or missing fixingsAdd fixings or bracing

As guidance, the Dubai Building Code requires the building envelope to accommodate differential movement, and the same principle applies inside: joints between gypsum and the structure are where movement shows, and flexible joints there help prevent recurring cracks.

Indoor air and finishes

Dubai Municipality's indoor air quality guideline lists gypsum boards, joint compounds and ceiling tiles among typical sources of formaldehyde, alongside adhesives, sealants and paints. The Dubai Building Code requires paints, coatings, adhesives and sealants to stay within Dubai Central Laboratory VOC limits with certified materials, and covered new buildings need indoor air testing before occupancy, with formaldehyde below 0.08 ppm. As guidance, sanding gypsum joints creates fine dust that should be contained and extracted, with AC returns sealed during the work and filters changed afterwards.

Working safely at ceiling height

Dubai Municipality's construction safety guide requires scaffolds designed for their load class (light duty 1.2 kN/m², medium 2.4 kN/m², heavy 3.6 kN/m²) and inspected before use, ladders tied and placed on stable, level surfaces with slip-resistant feet, and fall protection for vertical ladders over 6 m. As guidance, ceiling work is best done from mobile towers or platforms rather than ladders, and boards are heavy and awkward overhead, so lifting aids and two-person handling reduce injuries.

Offices, shops and homes

BuildingPriorities
OfficesAcoustic meeting rooms to BS 8233 and the BCO guide; fire-rated corridors where required; access to AC and data above ceilings
ShopsBulkheads and lighting troughs within the 2.5 m clear height rule for most of the ceiling; access for services
Homes and villas2.7 m clear height in living and bedrooms; moisture-resistant boards in wet rooms; access to fan coil units
HotelsOperator acoustic standards or Approved Document E between rooms; quick-access ceilings in corridors
SchoolsBuilding Bulletin 93 acoustics; 2.7 m clear height in classrooms; sound-absorbing ceilings for speech clarity

Electrical cables in partitions and ceilings

The code's electrical sections set rules that apply directly to cables run in gypsum walls and ceilings. Concealed cables within walls have permitted routes, and cables at a depth of less than 50 mm need protection unless they follow those routes. Only unbroken lengths of trunking may be used for crossing partitions and walls, trunking passing through walls must have a continuous cover, and where it penetrates fire-rated walls, partitions or ceilings the opening must be fire-stopped. Trunking and conduit supports have maximum spacings, for example rigid PVC trunking supported every 1,000 mm horizontally, and expansion couplers are needed at building expansion joints and in runs over 7 m. As guidance, this is why electricians should finish first-fix and testing before boards close, and why later screwing into partitions should avoid the permitted cable zones.

Building services noise and plant rooms

Section H.10.3.2 requires noise from building services to meet the standards for each space, including structure-borne noise from plant, airborne noise breaking out of plant rooms and external plant noise breaking in, and to be free from tonality and impulsiveness; Chapter 48 of the ASHRAE HVAC applications handbook gives guidance for spaces not listed. Section H.10.2 requires plant rooms and workshops to be designed so the hearing of those who enter when equipment runs is not damaged, with warning signs and hearing protection where noise cannot be controlled. As guidance, gypsum partitions around plant rooms, server rooms and kitchens next to quiet spaces need heavier, insulated, sealed systems, and ceilings below rooftop plant may need extra layers.

Reverberation and sound-absorbing ceilings

Section H.10.3.4 requires sound-absorbing surfaces where reverberation must be controlled to reduce the build-up of sound, support speech intelligibility or support public address and voice alarm systems, with enough absorption to achieve the reverberation times in the referenced standards. As guidance, perforated gypsum ceilings with acoustic backing, or acoustic ceiling tiles, are the usual way to achieve this in offices, classrooms, restaurants and halls; a plain gypsum ceiling over hard floors makes a lively, echoing room even if the partitions insulate well.

Bulkheads, cornices and lighting troughs

As guidance, bulkheads hide large ducts and beams, cornices finish the junction of walls and ceilings, and lighting troughs create indirect light. Each must respect the code's 50% allowance for protrusions below the minimum clear height and the 2.03 m headroom, and lighting troughs must leave access to drivers and fittings. Light fittings that house hot lamps must be segregated and protected, and outlet points need purpose-made boxes, under the code's electrical rules.

Gypsum, AC units and condensate

As guidance, a common source of gypsum ceiling problems in Dubai is the AC above them: blocked condensate trays and drains overflow onto boards, uninsulated pipes drip condensation, and fan coil units without access force ceilings to be cut. Dubai Municipality's indoor air quality guideline requires condensate trays to be cleaned at least monthly based on condition and drain pans to drain properly, and the Dubai Building Code requires condensate pans and drainage pipes to prevent stagnant water. Keeping trays clean and access panels in place helps prevent these failures. Power Zone's AC maintenance guide covers this.

Doors in partitions

Doors set into gypsum partitions must meet the code's minimum clear widths, 915 mm for general entry doors and 815 mm for bathrooms and toilets, with at least 1.2 m between adjacent door openings, and exit doors must follow the fire code's rules on swing, hardware and fire rating. As guidance, door frames in gypsum partitions need reinforced studs to carry the door's weight and use, and fire-rated partitions need certified fire-rated doorsets, not ordinary doors.

Planning a gypsum job step by step

  1. Survey the space, structure, existing services, leaks and moisture.
  2. Define each partition and ceiling: fire rating, acoustic target, wet or dry area, height to slab or ceiling.
  3. Coordinate services on one drawing: ducts, fan coil units, sprinklers, detectors, lighting and cable routes, and fix the ceiling level against Table B.4.
  4. Mark access panels at every unit, valve, damper and junction.
  5. Frame studs and ceiling grids to the system specification, with reinforcement at doors and fixtures.
  6. First-fix and test services, then fire-stop all penetrations.
  7. Board, insulate and seal to the certified fire or acoustic system.
  8. Finish joints and prepare for paint, with dust controlled and AC returns protected.
  9. Inspect and hand over with system data, test results and as-built drawings.

Visible mould on boardReplace with containment; follow the mould guideline for larger areas
Fire-rated board damaged or holedRepair with the certified system's materials, or replace the section

Gypsum in villas

As guidance, villas often use gypsum ceilings with cornices and lighting troughs in living areas, and gypsum partitions for wardrobes and room changes. The code's 2.7 m clear height for living and bedroom spaces applies, roof leaks and AC condensate are common causes of ceiling stains, and ceilings under roofs need access to AC units and roof drains. Power Zone's villa maintenance guide shows where ceiling checks fit in a villa's yearly plan.

Rentals, owners and who pays

Under Law No. 26 of 2007, the landlord is responsible for maintenance and repairing defects under Article 16 unless the lease says otherwise, a tenant may not make changes such as adding partitions without the landlord's permission and required licences under Article 19, and the tenant returns the property as received except for ordinary wear and tear under Article 21. In jointly owned buildings, substantial alterations to structure or external appearance need approvals under Article 39 of Law No. 6 of 2019. As guidance, a ceiling damaged by a leak from the unit above, or from a common pipe, raises a question of who caused the leak, which should be documented with photos and dates before repairs.

Ceilings, sprinklers and detectors

As guidance, sprinkler heads, smoke detectors, speakers and emergency lights are set into false ceilings and must stay where the fire design places them. When ceilings are lowered, raised or re-planned, the fire systems must be adjusted by qualified contractors under the UAE fire code, which applies to every fit-out under the code's Table A.1. Sprinkler heads and detectors must never be painted or covered during finishing, and fire-rated ceilings need rated fittings and access panels.

Gypsum in Dubai's heat and humidity

As guidance, gypsum work in Dubai faces humidity and temperature swings: board and joint compounds need the drying times their manufacturers specify, and works in un-air-conditioned spaces in summer can see slow drying and movement. Ceilings in rooms where the AC is switched off for long periods, such as holiday homes, can suffer from condensation on cold ducts once the AC restarts. Insulating ducts and pipes above ceilings and keeping some ventilation in empty properties reduce these problems.

Records to keep

  • Certified system data for fire-rated and acoustic partitions and ceilings.
  • Fire stopping product data and records of penetrations sealed.
  • As-built drawings with access panel locations.
  • Photos of services before ceilings closed.
  • Repair records for leaks, stains and mould, with moisture readings.

Signs of quality gypsum work

  • Flat, straight surfaces with invisible joints and fixings under paint.
  • Clean, tight junctions with walls and ceilings, using flexible joints where movement is expected.
  • Access panels aligned, square and opening freely at every service point.
  • No cracks at door heads or corners after the first months.
  • Rated partitions visibly running to the slab where required, with sealed penetrations.

Partitions, AC zones and airflow

Dubai Municipality's indoor air quality guideline requires the HVAC system to be checked and adjusted after renovations or changes in floor layout that might affect air distribution, rebalancing after major renovation such as new partitions, and air distribution that is efficient and uniform with no stagnant dead spaces. As guidance, every new partition can cut a room off from its supply or return air: new rooms need their own supply and a return path, through grilles, transfer ducts or door undercuts, and thermostats may need moving so each room is controlled.

Partitions, daylight and corridors

Section B.6.5.2 sets minimum window glazing areas, for example 10% of room area for office workstation areas, and Table B.5 sets minimum corridor widths, such as 1.5 m single-loaded and 1.8 m double-loaded office corridors and 1.0 m inside apartments. As guidance, partitions that wall rooms off from windows or narrow corridors can breach these minimums; glazed partitions and careful layouts keep internal rooms lit and corridors wide enough.

Partitions and security coverage

Where SIRA's Preventive Systems Manual applies, the user, facility and providers must record and notify SIRA of changes including new obstructions, maps of the monitored area and added or removed entrances, and an image is unacceptable if obstructions exceed 5% of its area. As guidance, new partitions and bulkheads can block cameras that previously met their required views, so security coverage should be checked whenever layouts change. Power Zone's CCTV and access control guide explains the rules.

Schools, clinics and hotels

For schools, the code's acoustic standard is Building Bulletin 93, classrooms need 2.7 m clear height, and sound-absorbing ceilings support speech clarity. For healthcare, the code refers acoustics and room requirements to Dubai Health Authority regulations and guidelines. For hotels, operators set brand acoustic requirements, with Approved Document E for rooms for residential purposes in their absence. As guidance, these buildings also need quick, clean access to services above ceilings so maintenance does not disrupt classes, patients or guests.

Keeping costs under control

As guidance, gypsum costs rise with layers, ratings and details, so clarity at design saves money: specify fire and acoustic ratings only where the fire strategy or occupancy needs them, keep bulkheads to where services actually run, standardise ceiling levels, and plan access panels once rather than cutting them later. Fixing leaks and AC condensate problems before boarding avoids paying twice for ceilings.

Gypsum in kitchens and restaurants

As guidance, commercial kitchens are hard on gypsum: heat, steam, grease and frequent cleaning. Ceilings near cooking lines need moisture-resistant, cleanable finishes and access to exhaust ducts, fire suppression and grease-laden duct cleanouts. The Dubai Building Code does not allow kitchen grease exhaust ducts in shafts used as air ducts, and regular hood and duct cleaning needs access along duct runs. Power Zone's kitchen exhaust guide explains Dubai Municipality's cleaning rules.

Holiday homes and quick turnarounds

As guidance, in holiday homes and serviced apartments, ceiling stains and cracks show quickly in guest reviews, so a seasonal check of ceilings under bathrooms and AC units, prompt leak repair and a stock of matching paint keep repairs fast. Because rooms may stand empty with AC off, condensation and musty smells above ceilings are worth checking before guests arrive, as Power Zone's duct cleaning guide explains for fan coil units.

What the code means for a simple room change

As guidance, even a small change, such as adding a gypsum wall to make an extra bedroom or office, touches several rules at once: the new room must meet minimum area and width (10.5 m² and 3 m for a bedroom; 2.4 m minimum dimension for an enclosed office), keep its clear height, have daylight from a window to the code's minimum, and receive supply and return air; the corridor outside must keep its minimum width, the door its clear width, and any fire-rated element its rating. Tenants need the landlord's permission and licences. Checking these before building avoids a room that cannot be legally used or rented as intended.

What affects the price

As guidance, gypsum work is priced by area of partitions and ceilings, board type (standard, moisture-resistant, acoustic or fire-rated), number of layers and insulation, design details such as bulkheads, lighting troughs and cornices, access panels, height and access, and repairs around existing services. Fire-rated and acoustic systems cost more because they use more layers, sealing and certified components. Power Zone quotes gypsum work after a survey with an itemised quotation; the rate card lists minor wall repair from AED 150 per job and ceiling painting from AED 15 per m², excluding VAT.

Questions to ask a gypsum contractor

  1. Is this partition or ceiling part of a fire-rated element, and which certified system will you install?
  2. Will fire-rated and acoustic partitions run to the slab, with sealed heads and edges?
  3. How will you seal fire stopping around cables, pipes and ducts?
  4. What ceiling level will we end up with, and does it meet the code's clear height?
  5. Where will access panels go for AC units, valves and dampers?
  6. Which boards will you use in bathrooms and kitchens?

As guidance, usually joint failure, movement or water from a leak; fix the cause first, then re-tape and refinish.

Can a water-damaged ceiling be repaired?

As guidance, yes once the leak is fixed and the area is dry; weakened boards are replaced and sound stained areas sealed and repainted.

Is gypsum a source of indoor pollution?

Dubai Municipality's guideline lists gypsum boards, joint compounds and ceiling tiles among typical formaldehyde sources, so certified low-emission finishes and ventilation matter.

Should there be access panels in false ceilings?

As guidance, yes at every fan coil unit, valve and damper; Dubai Municipality requires HVAC components needing maintenance to be accessible.

Do cables in gypsum walls need protection?

Cables concealed at less than 50 mm depth need protection unless they follow the permitted routes in the Dubai Building Code.

Can trunking cross a partition in pieces?

No. Only unbroken lengths of trunking may be used for crossing partitions and walls, with continuous covers through walls.

What makes a meeting room echo?

Hard surfaces without absorption; the code requires sound-absorbing surfaces where reverberation must be controlled.

Can a tenant add a gypsum partition?

Only with the landlord's permission and required licences under Article 19 of Law No. 26 of 2007.

Who pays for a ceiling damaged by a leak?

Do new partitions need AC changes?

Often; Dubai Municipality's guideline requires rebalancing after layout changes such as new partitions, and each room needs supply and a return path.

Can partitions block CCTV views?

Yes; where SIRA's manual applies, new obstructions must be notified and images with over 5% obstruction are unacceptable.

What acoustic standard applies to classrooms?

Building Bulletin 93 under Table H.17 of the Dubai Building Code.

Must partitions keep corridors to minimum widths?

Yes. Table B.5 sets minimum corridor widths, such as 1.5 m and 1.8 m in offices and 1.0 m inside apartments.

Do partitions affect daylight rules?

They can; office workstation areas need window glazing of at least 10% of room area under Table B.8.

How far apart must conduit supports be?

For rigid PVC trunking, every 1,000 mm horizontally and 1,200 mm vertically under Table G.17; steel and conduit have their own spacings.

Do fire-rated partitions need fire-rated doors?

As guidance, yes; a fire-rated partition needs certified fire-rated doorsets and penetration seals to deliver its rating.

What headroom is needed under bulkheads?

At least 2.03 m from the floor, with protrusions below minimum clear height in no more than 50% of the ceiling.

Must plant rooms protect hearing?

Yes. Section H.10.2 requires plant rooms designed to protect hearing, with warning signs and hearing protection where noise cannot be controlled.

Only if the new room meets the code's minimum 10.5 m² area, 3 m width, clear height and daylight, with landlord permission and licences for tenants.

What insulation goes inside acoustic partitions?

As guidance, mineral wool or similar insulation within the certified system; the system as a whole must meet the occupancy's acoustic standard.

How dry must gypsum be before repainting after a leak?

As guidance, fully dry; Dubai Municipality's mould guideline uses below 16% moisture for wood and drywall as a clearance point.

Are perforated gypsum ceilings useful?

As guidance, yes where reverberation must be controlled; the code requires sound-absorbing surfaces to meet reverberation times in such rooms.

Can gypsum be used in showers?

As guidance, not as the exposed finish; wet zones need waterproofing and tiles over suitable boards, or cement-based boards.

Do fire stopping seals need redoing after new cables?

Yes. The code requires fire-stopping to be reinstated whenever cables are installed after the initial fire-stopping works.

What clear height do classrooms and prayer rooms need?

At least 2.7 m under Table B.4, so false ceilings in those rooms must leave that height.

Is sanding gypsum dust a concern?
