How often should you schedule property maintenance in Dubai?

One schedule for a Dubai property, from daily pool checks to the yearly electrical inspection, with the Dubai rules and guidance each step comes from.

In Dubai, maintenance runs on several clocks at once. Grease traps must be cleaned at least twice a month, water tanks cleaned and disinfected at least every six months, fire protection systems serviced at least quarterly, and a property's electrics professionally inspected once a year. Pools need daily water checks, AC filters need regular cleaning, and DEWA recommends a meter leak test twice a year. The schedule below brings these together, with links to the detailed guides.

Daily and weekly

  • Pools: test pH, chlorine and temperature daily before use, and log the readings, as Dubai Municipality's private pool guidelines require. See pool maintenance in Dubai.
  • Buildings with water systems: weekly visual inspections to stop dirt, organic matter and debris building up. See commercial building maintenance.
  • Rarely used floor drains: pour water in every week to keep the trap sealed against smells. See deep cleaning.
  • A property left empty: a weekly visit to check for leaks, AC drips, alarms and pests. See villa maintenance.

Every two weeks to monthly

  • Grease traps in food businesses: cleaned at least twice a month by an authorised company, under Dubai Municipality's guideline. See the kitchen exhaust and grease trap guide.
  • Pools: every 15 days, test calcium hardness, alkalinity, saturation index and cyanuric acid.
  • AC filters: clean regularly; DEWA guidance mentions monthly cleaning or replacement. See AC maintenance in Dubai.

Every two to three months

  • Pools: microbiological water tests every two months.
  • Fire protection systems: quarterly preventive maintenance, the minimum used in Dubai public-sector specifications. See fire safety maintenance.
  • Kitchen exhaust in high-volume kitchens: inspected quarterly under NFPA 96 (monthly for solid fuel, every six months for moderate volume, yearly for low volume).
  • Water systems in covered buildings: quarterly Legionella testing by an EIAC-accredited laboratory.

Twice a year

  • Water tanks: cleaned and disinfected at least every six months by an approved company, as Dubai Municipality advises. See plumbing in Dubai.
  • Cooling water systems: cleaned at least every six months.
  • Water meter leak test: DEWA recommends testing twice a year with every water device switched off.
  • Windows and sliding doors: clean tracks, check rollers and locks, replace failed seals.

Once a year

  • Electrics: a professional inspection of the board, connections, earthing and high-load circuits, with extra checks before summer and after leaks or storms. See electrical maintenance.
  • Legionella risk assessment: at least once a year, and again whenever the water system changes.
  • Fire safety no-objection certificate: renewed annually by building owners.
  • Kitchen exhaust in low-volume kitchens: inspected yearly under NFPA 96.

Put it under one contract

Most owners combine these visits into one annual maintenance contract, so every check is scheduled, recorded and done on time. Power Zone covers all of them in Dubai and across the UAE.
