Deep cleaning in Dubai: the complete guide
What a real deep clean covers in Dubai: sand and dust, the AC system, Dubai Municipality's indoor air quality guidance, chemical safety, mould, move-in and move-out, post-handover, holiday homes, summer travel, villas, towers, kitchens, bathrooms, soft furnishings and offices.
Deep cleaning in Dubai has to deal with fine sand and dust, air conditioning that runs most of the year, condensation and mould behind cool surfaces, and frequent handovers. A real deep clean covers AC grilles and filters, window tracks, balconies, inside and behind appliances, limescale, grout, high surfaces and soft furnishings, and identifies moisture sources. Dubai Municipality publishes indoor air quality guidelines, holiday homes must meet Department of Economy and Tourism standards, and cleaning should follow CDC advice: clean before disinfecting and never mix bleach with ammonia.
Why deep cleaning in Dubai is its own discipline
Homes and offices in Dubai do not get dirty the way buildings do in temperate cities. Fine sand and dust work their way through window seals, balcony doors and air conditioning returns all year. Air conditioning runs for most of the year, so indoor air is recirculated, ducts and coils collect dust, and condensation in drain pans and cold surfaces creates damp corners behind furniture. New towers and villas are handed over with construction dust and fresh finishes. Tenancies change often, holiday homes turn over guests every few days, and many residents leave homes closed through the summer. A deep clean in Dubai has to deal with all of this: dust in places a regular cleaner never reaches, the air conditioning system that spreads it, and the specific moments, such as handover, move-out, guest changeover or return from summer, when a home needs to be reset.
This guide explains what a real deep clean covers in Dubai apartments, villas, holiday homes and offices, what Dubai Municipality's indoor air quality guidance means for residents, how to clean safely, and how to choose a company.
Indoor air in Dubai: why it matters for cleaning
Dubai Municipality publishes Technical Guidelines for Indoor Air Quality covering how air quality problems arise in buildings, the factors that affect it, and compliance for new and existing buildings. Gulf News has reported Dubai Municipality officials explaining that building owners and managers are required to meet minimum requirements for adequate indoor air quality, and citing the World Health Organization's estimate that indoor pollutant levels may run two to five times higher than outdoor levels.
For new apartments in particular, a 2021 study in Frontiers in Built Environment summarised Dubai Municipality's indoor air quality limits before occupancy as less than 0.08 ppm of formaldehyde, less than 300 μg/m³ of total volatile organic compounds and less than 150 μg/m³ of suspended particulates under 10 microns over 8 hours of continuous monitoring, and the authors recommended allowing time after finishing works before moving in. Cleaning cannot replace ventilation or proper materials, but removing construction dust, airing out new finishes and cleaning the air conditioning system before moving in all reduce what residents breathe in the first weeks.
What a real deep clean covers
A regular weekly clean keeps visible surfaces tidy. A deep clean goes into the places where dust, grease and moisture accumulate over months:
- Air conditioning grilles, returns and accessible filters cleaned or flagged for servicing, because they spread dust back into every room.
- Window tracks, sliding door rails and frames, where sand collects and stops seals from closing.
- Balconies: glass, railings, floor drains and the corners where sand drifts.
- Kitchens: inside and behind appliances, the extractor hood and filters, cabinet interiors, tile grout and the sink drain.
- Bathrooms: limescale on fittings and glass, grout and silicone, exhaust fans and drains.
- High surfaces: tops of wardrobes and cabinets, light fittings, curtain rails and ceiling corners.
- Soft furnishings: sofas, mattresses, curtains and carpets, which hold dust and allergens; see our carpet, sofa and upholstery cleaning.
- Behind and under furniture, where damp and mould can develop against cool walls.
- Doors, handles, switches and skirting, the high-touch and dust-catching surfaces.
Our deep cleaning and interior sanitisation service follows this scope, and our regular cleaning keeps it up afterwards.
Sand and dust: cleaning that lasts
In Dubai, cleaning dust without stopping it coming back gives results that last days. A lasting approach combines cleaning with sealing: check and replace worn window and door seals, keep balcony doors closed on windy days, clean window tracks so seals can close fully, change or clean AC filters on schedule so the system does not keep blowing dust back, and use microfibre and vacuums with good filtration rather than dry brushing that lifts dust into the air. After a dust storm, clean from the top down: high surfaces and fittings first, then furniture, then floors last, with the AC filters checked the same day.
Air conditioning and deep cleaning go together
In Dubai, the air conditioning system is part of the cleaning plan. Dust and lint settle on filters and grilles, the indoor coil and blower collect grime, and condensate drain pans can grow slime that smells and spreads mould spores. A home can be spotless and still smell musty if the AC has not been cleaned. A complete deep clean either includes AC grille and filter cleaning or is scheduled alongside a full AC service, coil cleaning and, where needed, duct cleaning. Our Dubai AC maintenance guide explains the servicing side, and our duct cleaning service covers ducted systems in apartments and villas.
Cleaning versus disinfecting, and chemical safety
CDC guidance, as summarised by public health sources, distinguishes cleaning, which removes dirt and germs from surfaces, from disinfecting, which uses chemicals to kill germs, and recommends cleaning first because dirt reduces how well disinfectants work. It also warns never to mix bleach with ammonia or other cleaners, because the combination releases dangerous gases. In practice, for Dubai homes:
- Clean first with detergent and water; disinfect only where needed, such as bathrooms, kitchen surfaces and high-touch points.
- Follow product labels for dilution and contact time, and ventilate while using them, which matters in sealed, air-conditioned apartments.
- Never mix products, especially bleach with ammonia or acidic descalers.
- Use acidic descalers carefully: they remove limescale but can etch marble and natural stone common in Dubai villas and lobbies.
- Keep children and pets out of rooms until surfaces are dry and the room has aired.
- Store chemicals in original containers, out of reach.
Moisture and mould behind the cool surfaces
Mould in Dubai homes often appears where people least expect it in a desert city: behind wardrobes against external walls, inside bathroom ceilings, around AC units and on curtains near windows. Constant air conditioning cools surfaces, humid summer air condenses on them, and blocked AC drains or slow plumbing leaks add water. The US Environmental Protection Agency's guidance is that the key to mould control is moisture control: clean mould promptly, fix the water problem, and dry water-damaged areas within 24 to 48 hours. A deep clean should identify the moisture source, such as a blocked AC drain, a leaking pipe or a failed bathroom seal, and report it, rather than only wiping the mould away. Our leak detection service finds hidden leaks. Our Dubai plumbing guide explains DEWA leak tests, High Water Usage Alerts, tanks and water heaters in detail.
Move-in and move-out cleaning
Tenancies change often in Dubai, and the condition of the property at handover is what tenants and landlords argue about when deposits are returned. A move-out deep clean should leave the home in the condition recorded at move-in, apart from normal wear: kitchen appliances cleaned inside and out, limescale removed, grout and silicone cleaned, AC grilles and filters cleaned, walls spot-cleaned, balconies and window tracks free of sand, and nothing left behind. A move-in clean before your furniture arrives is the best moment to clean inside cabinets, behind appliances and the AC system, and to photograph the condition of the home. Keep dated photos of the home before and after cleaning, together with the move-in inspection report.
Post-handover and post-renovation cleaning
New apartments and villas in Dubai are often handed over with fine construction dust in cabinets, AC ducts and window tracks, paint and adhesive marks, and protective films on glass and fittings. Post-handover cleaning removes this dust from every surface and cavity, cleans glass and frames, removes residues carefully without scratching new finishes, and cleans AC grilles and accessible filters after finishing works. As the Frontiers study on Dubai apartments recommends, allow time and ventilation after finishing works before moving in, and clean the AC system so it does not keep circulating construction dust. After renovations, the same applies to dust that has travelled into closed rooms and onto high surfaces.
Holiday homes: cleaning as part of the permit
Holiday homes in Dubai are a regulated activity. Airbnb's responsible-hosting guidance for Dubai explains that holiday homes are governed by Decree No. 41 of 2013, Administrative Resolution No. 1 of 2020 and the Guide Regulating the Activity of Leasing out Holiday Homes, that owners must register their properties with the Department of Economy and Tourism and meet classification standards, and that Dubai Civil Defence, Dubai Municipality or the Department of Economy and Tourism may inspect a property. Dubai Municipality has also issued Technical Guidelines for Health and Safety Requirements in Holiday Homes, which apply to licensed holiday homes in villas and farms and include public health requirements.
For operators, cleaning is therefore not only about reviews. A reliable holiday home programme includes:
- Changeover cleaning to a written checklist after every stay, with photos.
- Linen and towels washed at temperatures suited to the fabric and stored clean and dry.
- Kitchens cleaned inside appliances, with food left by guests removed.
- Bathrooms disinfected on high-touch surfaces, with drains checked.
- Bed bug checks at mattress seams and headboards at each changeover; see our Dubai pest control guide.
- Periodic deep cleans of mattresses, sofas, curtains, AC grilles and filters, between bookings.
- Records of cleaning dates and issues found, which help when the unit is inspected.
Leaving Dubai for the summer, and coming back
Many families leave Dubai for weeks in summer, and closed homes do not stay clean. Dust still enters, AC units set to low or switched off let humidity rise, fridge seals and drains can develop smells, and pests find quiet spaces. Before leaving: deep clean the kitchen, empty and clean the fridge or leave it running clean with the door sealed, clean AC filters, pour water into floor drains, close balcony doors and blinds, and arrange for the AC to keep the home at a moderate temperature rather than off. On return: run the AC with clean filters for a while, check for musty smells, mould behind furniture and pest activity, clean high surfaces and floors, and wash linen that has been stored. Our villa maintenance guide covers the full summer travel plan for villas.
Villa deep cleaning
Villas add areas apartments do not have: majlis and reception rooms with large rugs and upholstery, maid's rooms and annexes, external kitchens and barbecue areas, garages, terraces, roof areas and pool surroundings. A villa deep clean plans these as separate zones, with the right methods for each: rug and upholstery cleaning for reception rooms, degreasing for outdoor kitchens, pressure washing for terraces and pool decks where surfaces allow, and window and frame cleaning on every level with safe access for high windows. Natural stone and marble floors need pH-appropriate products and, where dull, professional polishing; our floor grinding and polishing service restores them.
High-rise apartments, glass and balconies
In towers, balconies collect sand that blows into the apartment every time the door opens, glass balustrades and windows lose clarity quickly, and window tracks on sliding doors clog. Residents can clean the inside of glass and accessible balcony surfaces; the outside of high windows and facades is a job for building management with proper access systems. Our facade and rope access cleaning service works with building managers on exterior glass and facades.
Kitchens: grease, extractor hoods and drains
Dubai kitchens, from compact apartment kitchens to large villa kitchens, accumulate grease on hoods, filters, cabinets and walls behind cookers, and drains collect fat over time. A deep clean degreases the hood and filters, cleans cabinet fronts and interiors, cleans inside the oven and microwave, pulls out appliances where possible to clean behind and under them, descales taps and kettles, and flushes the sink drain. For restaurants and commercial kitchens, the hood, ducts and grease traps are a separate, regulated system; our kitchen exhaust and grease trap guide explains it.
Bathrooms: limescale, grout and ventilation
Hard water leaves limescale on taps, shower heads, glass screens and tiles. A deep clean removes it with suitable descalers, cleans grout and replaces failed silicone where mould has penetrated, cleans exhaust fans that often stop working because of dust, and checks floor drains for smells. Shower glass treated after cleaning stays clear longer. If grout keeps turning black or silicone keeps growing mould, the problem is usually poor ventilation or a hidden leak rather than cleaning.
Mattresses, sofas, carpets and curtains
Soft furnishings in air-conditioned homes collect dust, skin flakes and allergens and rarely dry out naturally. Mattresses and sofas benefit from deep extraction cleaning, curtains from periodic washing or cleaning according to fabric, and carpets and rugs from professional extraction rather than surface vacuuming alone. For households with allergy or asthma sufferers, regular deep cleaning of soft furnishings and AC filters reduces the dust load in bedrooms most.
Preparing for a deep clean in a Dubai building
Many Dubai towers and communities have rules for contractors: some require building management to be informed in advance, a booking for the service lift, access passes for the cleaning team or parking arrangements for the van. Checking these a few days before saves a lost morning at the security desk. Inside the home, a little preparation makes the clean faster and more thorough:
- Clear surfaces, floors and the inside of cabinets you want cleaned.
- Put away valuables, documents and fragile items.
- Tell the team about delicate surfaces such as marble, lacquered wood or special fabrics.
- Point out known problems: smells, stains, mould, leaks or pest signs.
- Make sure water and power are available, and that the AC can be switched off where grilles are being cleaned.
- Arrange for pets to be kept away from the working areas.
What a deep clean does not cover
Clear expectations avoid disappointment. A deep clean removes accumulated dirt, grease, limescale and dust, but some problems need other trades: the exterior of high-rise windows and facades needs access systems; extensive mould growth inside walls or ceilings needs the moisture source fixed and damaged materials replaced; permanent stains, burns and etching on stone, carpets and fabrics cannot always be reversed; a full AC coil and blower service, or duct cleaning, is technical work; and active pest infestations need treatment, not just cleaning. A good company tells you in advance what is included, what is not, and what it found that needs attention.
Homes with pets
Pets bring sand and dust in from walks, shed hair that clings to upholstery and gets drawn into AC returns, and can leave odours in carpets and rugs. A deep clean in a pet home focuses on upholstery and carpet extraction, AC filters and grilles, floors and skirting where hair collects, and pet bedding areas, using products that are safe once dry. Keeping pets out of the room during cleaning and until surfaces are dry protects them from cleaning chemicals.
Children's rooms and play areas
Children spend more time near the floor, put toys in their mouths and touch every surface. In children's rooms, cleaning matters more than disinfecting in most cases: wash fabric toys and play mats, clean hard toys with detergent and water, extract dust from carpets and rugs, clean AC filters in bedrooms, and keep strong products for bathrooms and kitchens rather than play areas, always rinsing and drying surfaces children touch.
Common areas in residential buildings
Lobbies, corridors, lifts, gyms, pool areas, refuse rooms and car parks in Dubai residential buildings are the responsibility of building management or owners' associations. These areas see heavy use and need scheduled deep cleaning on top of daily cleaning: lift interiors and buttons, gym equipment and mats, pool decks and changing rooms, refuse rooms and chutes, and car park drains. Residents who notice smells in refuse rooms or dirty gym equipment should report them to building management, which manages the cleaning contract.
Living next to construction
New projects are built constantly across Dubai, and living next to a construction site multiplies dust inside nearby homes. During heavy works, keep windows and balcony doors closed, check and clean AC filters more often, clean window tracks and balcony floors weekly, and plan a full deep clean when the nearby works finish. If dust levels inside remain high, have the AC system serviced and, where ducted, inspected for dust build-up.
Water, limescale and descaling
Limescale on taps, kettles, shower heads, glass and tiles is one of the most visible problems in Dubai bathrooms and kitchens. Regular wiping after use reduces build-up; deep cleaning removes it with suitable descalers. Where limescale or discolouration appears quickly, it can also be worth checking the building or villa water tank and filters; our water tank cleaning service covers tanks in villas and buildings.
Odours: finding the source
Persistent smells in Dubai homes usually have a source a deep clean can find: slime in AC drain pans, dry floor drains letting sewer air in, grease in kitchen drains and hoods, damp curtains or rugs, smoke absorbed into soft furnishings, or a hidden leak feeding mould. Air fresheners hide the problem; cleaning the source removes it. Pour water into rarely used floor drains every week, have AC drain pans cleaned during servicing, and clean or replace fabrics that hold smoke or damp smells.
Home gyms, majlis rugs and large textiles
Home gyms collect sweat on equipment and mats, which should be wiped with suitable cleaners after use and deep cleaned periodically. Majlis seating, large rugs and heavy curtains are among the most expensive items in many Dubai homes and the hardest to clean safely. They need fibre-appropriate methods, controlled moisture so they dry quickly in air-conditioned rooms, and testing for colour fastness before treatment. Cleaning them before they become heavily soiled extends their life and keeps reception rooms ready for guests.
Sustainable cleaning
Deep cleaning does not have to mean more chemicals. Microfibre cloths, steam where surfaces allow, extraction machines that use controlled water, and concentrated products dosed correctly all reduce chemical use and residues. Using detergent and water for routine cleaning and keeping disinfectants for the surfaces that need them, as CDC-based guidance recommends, is both safer for occupants and gentler on finishes.
Records that protect owners and tenants
Dated photos and a short cleaning report are useful long after the clean: at the end of a tenancy, when selling or letting a property, when a holiday home is inspected, or when a hidden leak or pest problem is found later. Ask the cleaning company for before and after photos and a note of any issues spotted, and keep them with the tenancy or property records.
A room-by-room checklist for Dubai homes
| Area | Deep cleaning focus |
|---|---|
| Living and majlis | Upholstery and rugs, curtains, AC grilles, high shelves, light fittings, window tracks |
| Bedrooms | Mattresses, wardrobe tops and interiors, behind furniture on external walls, AC filters |
| Kitchen | Hood and filters, inside and behind appliances, cabinet interiors, grout, sink drain, limescale |
| Bathrooms | Limescale on glass and fittings, grout and silicone, exhaust fan, floor drain |
| Balconies and terraces | Sand in corners, glass balustrades, floor drains, door tracks |
| Maid's room and laundry | Washing machine seals and drawers, dryer lint, ventilation, drains |
| Entrance and storage | Shoe cabinets, door frames, skirting, storage cupboards |
Use it to agree the scope with the cleaning company before the visit, and tick it off together at handover.
Cars, garages and storage rooms
Villa garages and building storage rooms collect sand, oil marks and stored items that hide pests. A deep clean clears and sweeps them, degreases floors where oil has dripped, cleans shelving and checks corners for droppings or nests. Cars parked in the sun collect dust inside as well as out; our car cleaning and detailing service can be scheduled on the same visit as a villa deep clean.
Combining services on one visit also means one team, one quotation and one set of before and after photos for the whole property, which is easier to check than several separate jobs spread over weeks.
It also reduces the number of times contractors need building access, lift bookings and security passes.
Ask for this when you request a quote, and share the building rules at the same time.
Offices, clinics and commercial spaces
Commercial spaces in Dubai combine heavy foot traffic, shared kitchens and washrooms, carpets and long hours of air conditioning. A commercial deep cleaning programme schedules work outside business hours, covers carpets and upholstered furniture, pantry appliances, washrooms, glass partitions, high surfaces and AC grilles, and keeps records for facility managers. Clinics and nurseries need additional attention to disinfection of high-touch surfaces with suitable products and contact times, and to safe chemical storage. Our commercial building maintenance guide covers how cleaning fits into building operations, and an annual maintenance contract can include scheduled deep cleans.
Before Ramadan, Eid and family occasions
Many Dubai households schedule a deep clean before Ramadan and Eid, when homes receive more guests and kitchens work harder. Planning it a week or two ahead avoids the busiest days for cleaning companies. Focus on reception rooms and majlis upholstery, rugs, kitchens and guest bathrooms, and have AC filters cleaned so rooms stay fresh with more people inside.
How often should a Dubai home be deep cleaned?
| Situation | Suggested deep cleaning frequency |
|---|---|
| Apartment, regular household | Every 3 to 6 months, plus after dust storms or renovations |
| Villa with garden, pool or pets | Every 3 months, with outdoor zones as needed |
| Households with allergies or asthma | Every 2 to 3 months for bedrooms, soft furnishings and AC filters |
| Holiday homes | Changeover clean after every stay, periodic deep clean between bookings |
| Offices and clinics | Scheduled programme, typically monthly to quarterly by area |
| Move-in, move-out, post-handover | Once, at each event |
These are practical starting points, not regulations; the right frequency depends on occupants, location, dust exposure and how the space is used.
Common deep cleaning mistakes in Dubai
Ignoring the AC
A clean room with dirty filters and grilles is dusty again within days.
Dry dusting
Brushing or dry dusting lifts fine sand into the air, and the AC spreads it.
Acid on marble
Acidic descalers etch natural stone; use stone-safe products.
Mixing chemicals
Bleach with ammonia or acids releases dangerous gases.
Wiping mould without fixing moisture
It returns within weeks if the AC drain, leak or ventilation problem stays.
No photos at move-out
Without dated photos, deposit disputes become one word against another.
How to choose a deep cleaning company in Dubai
- A licensed company with trained, supervised staff.
- A written scope: rooms, areas, appliances, AC grilles and filters, soft furnishings and exclusions.
- Suitable products and equipment: stone-safe products, extraction machines, HEPA-filter vacuums and safe access for high areas.
- Clear pricing based on a visit or detailed photos, not a vague hourly estimate.
- Before and after photos and a short report of issues found, such as leaks, mould or pest signs.
- Related services: a company that can also service the AC, fix leaks and treat pests saves coordinating several suppliers.

Frequently asked questions
What does a deep clean include in Dubai?
AC grilles and accessible filters, window tracks and sliding door rails, balconies, inside and behind kitchen appliances, extractor hoods, limescale and grout in bathrooms, high surfaces, soft furnishings, and the areas behind and under furniture where dust and damp collect.
Why does my Dubai apartment get dusty again so quickly?
Fine sand enters through worn seals and balcony doors, and dirty AC filters and grilles blow dust back into rooms. Lasting results need sealing, clean window tracks and AC filters on schedule, not only surface cleaning.
Should the AC be cleaned as part of a deep clean?
Yes. Dirty filters, grilles, coils and drain pans spread dust and musty smells. A deep clean should include AC grilles and filters or be scheduled with a full AC service and, where needed, duct cleaning.
Does Dubai have indoor air quality rules?
Dubai Municipality publishes Technical Guidelines for Indoor Air Quality, and Gulf News has reported that building owners and managers must meet minimum requirements for adequate indoor air quality.
Should I clean a new apartment before moving in?
Yes. New units are often handed over with construction dust in cabinets, AC ducts and window tracks. Researchers studying Dubai apartments also recommend allowing time and ventilation after finishing works before moving in.
What should a move-out clean in Dubai cover?
The home should match its move-in condition apart from normal wear: appliances cleaned inside and out, limescale removed, grout and silicone cleaned, AC grilles and filters cleaned, balconies and window tracks free of sand. Keep dated before and after photos.
Are there cleaning rules for holiday homes in Dubai?
Holiday homes are regulated by the Department of Economy and Tourism under Decree 41 of 2013 and Administrative Resolution 1 of 2020, must meet classification standards and may be inspected. Dubai Municipality also publishes health and safety guidelines for holiday homes.
How should I prepare my home before leaving Dubai for summer?
Deep clean the kitchen, deal with the fridge, clean AC filters, pour water into floor drains, close doors and blinds, and keep the AC at a moderate temperature rather than off to limit humidity and mould.
Why is there mould in my Dubai home if it is a desert city?
Constant air conditioning cools surfaces, humid air condenses on them, and blocked AC drains or hidden leaks add water. The EPA advises controlling moisture, cleaning mould promptly and drying wet areas within 24 to 48 hours.
Is it safe to use bleach for deep cleaning?
Used correctly, yes. Clean first with detergent, then disinfect where needed, follow label dilution and contact times, ventilate, and never mix bleach with ammonia or acidic products.
Can I use limescale remover on marble?
Acidic descalers can etch marble and natural stone. Use stone-safe, pH-appropriate products, and have dull stone professionally polished.
How often should a Dubai home be deep cleaned?
Typically every 3 to 6 months for apartments and every 3 months for villas with gardens, pools or pets, more often for households with allergies, and at every move, handover or renovation.
Who cleans the outside of high-rise windows?
The exterior of high windows and facades is the building management's responsibility and requires proper access systems such as rope access or cradles.
Do you clean sofas, mattresses and carpets?
Yes. Soft furnishings in air-conditioned homes hold dust and allergens, and extraction cleaning removes far more than surface vacuuming.
Does Power Zone provide deep cleaning in Dubai?
Yes. Power Zone provides deep cleaning, upholstery and carpet cleaning, regular cleaning and facade cleaning in Dubai, together with AC servicing, duct cleaning and pest control.
How do I book a deep clean with Power Zone?
Send a request through the contact page or WhatsApp with the property type, size and any problem areas, ideally with photos. We send a clear quotation for approval before work starts.
